Ch. 34 Existing Building Evaluation--What the code prescribes:
780 CMR, Section 3402.1.1 states in part: "For any proposed work regulated by 780CMR 34.00(existing buildings), which is subject to 780CMR 116.0(controlled construction), as a condition of the issuance of a building permit the building owner shall cause the existing building(or portion there0f) to be investigated and evaluated ..."
This section states further: "The investigation and evaluatiion shall be in sufficient detail to ascertain the effects of the proposed work(if any) on the structural, egress, fire protection, energy conservation systems, and light and ventilation systems of the space under consideration..."
And further: "The results of the investigation and evaluation, along with any proposed compliance alternatives, shall be submitted to the building official in written form."
Ch. 34 Report--What this office considers as minimum content requirements :
- Existing use group classifications
- Construction type of building
- Height and Area(actual vs. allowed)
- Hazard index(existing and proposed)
- Show compliance with 3404. or 3405
- Show compliance with 3408 (structural)
- Show compliance with 2006 International Energy Code (Section 101.4.3 & Ch. 5)
- If the building is open to the public, show compliance with 521 CMR.
- Show impact of new construction on Means of Egress
- Show impact of new construction on Fire Protection Systems
- Compliance alternatives (if any)
